Extending over eight Planning Phases, compressed to six Construction Phases, Withers Design Associates have been involved in this scheme since Pre-acquisition Due Diligence in 2016, right through to the Construction start of the final Phase in 2024.

Comprising of circa 800 dwellings, a Care Home and Local Facilities, the Development started as a mix of Private and Affordable Housing, and Apartments, but was adapted to mostly Shared Ownership and Rental accommodation to move with the changing markets over its 8-year span.

Each Phase presented its own challenges with surface water discharged to ground by a variety of infiltration techniques, diverted High Voltage cables to negotiate as well as a National Grid pylon and overhead cables. Cut & Fill became more of an issue as the scheme progressed with levels reconsidered on a rolling Phase basis to ensure sustainable construction.
