Sector 15/16: Initially Appointed 2018 for Full Civil Engineering Design for 132 Dwellings

Being the final phase this Flagship site for Countryside Properties, many of the design protocols were already set before this development commenced, but that does not mean it was without challenging issues to be overcome.

Our involvement came after the Consultant from previous Phases of the Wider Development closed their business at an advanced stage of Planning. We were requested to come in and take up the reins at very short notice and to work within some strict design protocols established through those previous Phases.

Whilst the site was serviced in drainage and highway terms, there were a number of Highways issues missed at Planning, which needed to be retrospectively incorporated to secure road adoption, without adversely affecting the Approved Layout.

In addition to this, as a historic Naval Dockyard built on land reclaimed in the past from marshland and the estuary, the site was known to be scattered with buried obstructions mapped out through trial boreholes and radar mapping. However, the scale and impact of a number of these were not truly known until construction and excavation was underway. In close collaboration with the Structural Engineering Consultants, we jointly overcame these as they arose whilst construction proceeded, with limited time to avoid causing site delays. A prime example of effective coordination and collaboration across the Design Team.

In addition to Sector 15/16, we were also requested to assist with the Road & Sewer Adoption Handovers of previous Phases in their As Built state, including Site Inspections, Stage 3 Road Safety Audit issues and alike.
